1.†† All persons 18 or over who will be living in the unit must complete an application package and will be screened. NO EXCEPTIONS.*
2.†† An Application to Rent and Authorization & Release must be filled out in FULL, signed, and dated by the applicant or guarantor.
3.†† There is an application fee for each applicant or guarantor. The application fee is NON-REFUNDABLE. No application package will be processed without the application fee.
4.†† Reliable documentation and telephone numbers for all income sources must be provided. Income will be verified for all applicants. If self-employed, you will need to supply the last two years income tax returns as verification.
5.†† Current government issued photo identification, such as a driverís license, is required for identification.
6.†† All residents must be listed on the application.
7. Any pets must be listed on the application. Some of our properties allow a pet subject to approval by owner / management guidelines and may require a pet deposit.
8. Vehicles of any nature (e.g. boats, recreational vehicles, etc.) must be listed on the application. No unlicensed or inoperable vehicles permitted at any time.
9. Occupancy guidelines limit occupancy to two persons per bedroom plus one additional person.
* This includes anyone who will be staying there more than 14 days in a 12 month period.
1.†† Qualifying is based on verifiable monthly income, credit history, and rental history or ownership.
2.†† Applicant(s) must have 2 1/2 times the monthly rent in verifiable monthly income.
3.†† Income to debt ratio will be considered.
4.†† Applicant(s) must have good credit.
5.†† Rental history or ownership must show on time monthly payments and a good rental history.
6.†† When the application is approved, the holding deposit (which becomes the first month's rent) must be made within THREE business days.
7.†† The unit will remain on the market until the holding deposit has been made.
8.†† One full month's rent (holding deposit) and the security deposit must be paid in full and the lease must be signed PRIOR to move in.
9.†† Guarantor(s), in addition to good credit, must have adequate verifiable monthly income to pay own rent and other obligations, as well as the rent being guaranteed.
