Application Paperwork

All persons 18 or over who will be living in the unit must complete an application package and will be screened. NO EXCEPTIONS.

An Application to Rent and Authorization & Release must be filled out in FULL, signed, and dated by the applicant or guarantor.

There is an Application Fee  (see Application to Rent for amount) for each applicant or guarantor. The application fee is NON-REFUNDABLE. No application package will be processed without the application fee.

Qualifying is based on verifiable monthly income, credit history, and rental history or ownership.

Applicants(s) must have 2 1/2 times the monthly rent in verifiable monthly income.

Income to debt ratio will be considered.

When the application is approved, the holding deposit (which becomes the first month's rent) must be made within THREE business days.

One full month's rent (holding deposit) and the security deposit must be paid in full and the lease must be signed PRIOR to move in. If the move in occurs at other than the first day of the month, the second month will be prorated to account for the difference.

Guarantor(s), in addition to good credit, must have adequate verifiable monthly income to pay own rent and other obligations, as well as the rent being guaranteed.
